Scope

Amenities That Residents Brag About

In today's multifamily market, amenities aren't extras — they're deciding factors. When a prospect tours your property, the clubhouse, pool, and fitness center can make or break the lease. Our common-area and amenity renovation programs turn dated spaces into community-defining features.

We renovate every touchpoint: clubhouses and leasing offices, resort-style pool decks, fitness centers with modern equipment, outdoor kitchens and grilling stations, dog parks, EV charging stations, mail kiosks, and access control systems. Plus full exterior envelope work — siding, roofing, balconies, breezeways, and parking lots.

Every amenity renovation is phased so your community never shuts down. Pools are renovated off-season. Clubhouses are sectioned so residents always have access. Exterior work moves building by building with advance resident notice. Zero displacement, maximum impact.

Ideal For

Who Benefits Most from Amenity Renovations?

Common-area renovations impact every stakeholder — from the asset manager tracking NOI to the leasing agent giving tours. Here's who we serve best.

Asset Managers & REITs

You're repositioning a portfolio and amenity upgrades are the cornerstone of your rent-growth strategy. We deliver phased renovations with minimal NOI disruption and lender-grade documentation.

Property Management Companies

Your leasing team needs amenities that close tours. We renovate clubhouses, pools, and fitness centers — the three spaces prospects care about most — on timelines that don't interfere with peak leasing season.

HOA & Condo Associations

Common-area upgrades funded by reserves or special assessment. We provide detailed phasing plans, resident communication templates, and transparent budget tracking so your board and residents stay informed.

Owner-Operators of Aging Assets

Your 20-year-old clubhouse and pool deck are costing you leases. We design amenity scopes calibrated to your submarket — what makes sense for a Class B property in Arlington is different from a Class A high-rise in Uptown.

FAQ

Common-Area Renovation Questions

Absolutely. We phase all amenity work to keep at least some amenities available to residents at all times. For pool renovations, we schedule during off-season months (October–February in Texas) so residents lose minimal pool time. For clubhouse and fitness center renovations, we work in sections — renovating half the space while the other half remains open, then swapping. For exterior work like siding and roofing, we schedule by building and provide residents 2 weeks advance notice per phase.

Certifications & Licenses

Certified for the Buildings People Live In

Apartment work carries obligations a commercial shell does not: lead-safe rules on older product, residents beside the work, and owners and lenders who need a documented, bonded contractor. These are the certifications and licenses behind every UTS BuildPros multifamily project, and most of them can be checked independently.

EPA Lead-Safe Certified Firm

EPA renovation firm certification NAT-F268417-1 under 40 CFR 745.89, covering all EPA-administered states including Texas, Oklahoma and Arkansas. Required for paid work that disturbs paint in housing built before 1978.
