Austin Commercial Construction: How We Work

UTS BuildPros takes commercial and multifamily work in Austin and across Travis and Williamson counties. We are veteran-owned and bonded up to $10M on a single project. Every trade is performed by prequalified licensed subcontractors, managed by one UTS project manager from preconstruction to closeout.

For office build-outs we coordinate the usual tech-office scope through our subcontractors: open floor plans, CAT6A structured cabling, polished concrete or LVP flooring, exposed ceilings with acoustic treatment, and HVAC sized for the space. We also price retail and medical office work in Round Rock, Cedar Park, Georgetown and along MoPac and I-35.

For multifamily owners we handle occupied unit turns, amenity renovations and value-add repositioning of garden-style properties, phased so residents can stay in place. Scope is set with the owner against the rent plan for the property.

Austin permits run through City of Austin Development Services. The city is on the 2024 IBC, IRC and IECC with local amendments, effective 10 July 2025. Austin Energy requirements, the tree preservation ordinance and floodplain rules add review steps, so we build them into the schedule from the start.

FAQ

Austin Construction Questions Answered

Common questions about metal building costs, commercial construction pricing, permitting timelines, and more for Austin, TX.

Commercial construction in Austin ranges from $165–270 per square foot for standard office, retail, and light industrial projects. Tech-sector office build-outs in the Domain, downtown, and East Austin typically run at the higher end due to premium finish expectations — polished concrete, exposed ceilings with acoustic treatments, collaborative zones, and CAT6A structured cabling. Austin's rapid growth has increased construction demand, making contractor availability a key factor in pricing and scheduling. UTS BuildPros provides detailed GMP estimates after an on-site consultation with line-item transparency — no vague allowances or surprise change orders. Every trade is priced line by line from subcontractors we prequalify, so you see what each scope costs.
