Tenant Build-Out Questions
What's included in a tenant build-out proposal?
Our build-out proposals are detailed and itemized. They cover demolition of existing conditions, interior partition walls, ceiling systems, lighting, HVAC distribution, electrical and data rough-in, plumbing fixtures, flooring and finishes, paint, millwork, doors and hardware, and final cleaning. We clearly call out any owner-furnished items, design contingencies, or items excluded from scope so there are zero surprises.
Do you work with landlord TI allowances?
Yes. We regularly work within landlord tenant improvement (TI) allowance frameworks. We'll review your lease's work letter, identify what the allowance covers versus what's above-building-standard, and structure our proposal so you can clearly present costs to your landlord. We also handle the draw request and lien waiver process required by most commercial landlords.
Can you build out multiple locations simultaneously?
Absolutely. For franchise operators and multi-location businesses, we manage parallel build-outs with dedicated superintendents at each site. This means consistent quality, coordinated scheduling, and volume pricing advantages that single-location contractors can't match.
How do you handle build-outs in occupied buildings?
We're experienced with the constraints of occupied building construction — limited work hours, freight elevator scheduling, noise and dust containment, and lobby protection. Every build-out site has a containment plan before we start, and our superintendents coordinate daily with building management to minimize disruption to existing tenants.
What's the difference between a vanilla shell and a vanilla box?
A vanilla shell is essentially bare structure — you get walls, roof, and slab. A vanilla box (or white box) includes basic interior finishes: taped and floated drywall, basic ceiling grid, minimal electrical, one restroom, and HVAC distribution. Most build-outs start from a vanilla box condition. We'll walk your space and tell you exactly what you're working with.
