Ground-Up Construction Questions

What's the difference between design-build and design-bid-build?

In design-bid-build, you hire an architect first, complete 100% construction documents, then bid the project to contractors. In design-build, you hire one team (architect + contractor under one contract) who designs and builds concurrently. Design-build typically saves 15-25% on overall schedule and simplifies accountability since one entity owns the entire outcome.

How do you handle site selection and due diligence?

Before you buy land, we can provide a preliminary site evaluation — reviewing zoning, utilities access, geotechnical conditions, flood zone status, and rough site-work cost estimates. This helps you avoid buying a parcel with hidden development costs that kill your pro forma. We work with civil engineers and environmental consultants to deliver a complete due diligence package.

What's included in the site-work scope?

Site work typically includes clearing and grubbing, earthwork and grading, stormwater management and detention, utility connections (water, sewer, electric, gas, data), paving and striping, sidewalks and ADA access, landscaping and irrigation, and site lighting. We self-perform concrete and grading; specialized trades like asphalt and landscaping are managed under our supervision.

Can I phase my ground-up project over time?

Yes. Many commercial clients phase their projects — building a core structure now with shell space for future expansion, or constructing Building A while master-planning Buildings B and C. We'll design the structural and MEP systems to accommodate phasing so you don't pay to redo work later.

How do you manage cost overruns on ground-up projects?

We don't believe in 'cost overruns' — we believe in thorough preconstruction planning. Our GMP (Guaranteed Maximum Price) contracts include detailed line-item budgets with defined allowances and contingencies. Any scope changes are documented as formal change orders with pricing before work proceeds. On our last 50 ground-up projects, the average final cost was within 2% of the original GMP.
